Background
With over 25 years in the development of projects ranging in value from $100,000 to $1.6 Billion, Mr. Jablonski’s experiences includes an extensive variety of project types. From Hospitality to Institutional, Commercial to Mixed-use and Retail/Entertainment to Residential, project services have included programming, scope writing, all levels of estimating, design team management, project management and construction management.
Project Experience
Pierce College, Woodland Hills, CA
Responsible as Chief Estimator for budget estimates and validation of project budgets for The Proposition A Bond Program with a value of over $272 million. Projects included campus infrastructure & landscaping, new core & shell construction, sports fields, faculty bungalows, student services, classrooms & laboratories & renovations to existing campus structures. This five-year program began on January 1, 2002 and is scheduled through 2008.
Disneyland Paris, France
Responsible as Chief Estimator for the development of the $1.2 billion conceptual level project budget estimate. The deliverable required the coordination of scope between the architects, show designer and engineer. The final estimate included infrastructure, core & shell, back of house support facilities, special architectural theming, attraction ride & show systems, ground transportation systems, landscaping, a 500 room four star main entry hotel complex and extensive parking. This project required relocation to Paris for a period of two (2) years.
New World Mixed-Use Development, Ewa, HI
Responsible as Owner’s Representative for an$800 million, 80-acre mixed-use development project including all preconstruction services. Project deliverables included the creation of two “coffee table” books to illustrate & sell the technical and design features of the project. The project was completed through the schematic design phase and presented to the Governor of Hawaii, the Mayor of Honolulu and the Owner’s Investment Group.
Fort Worth Zoo, Fort Worth, TX
Responsible as Project Manager for specialty contractor to deliver custom/themed T.I for a $6.2 million, eight-acre addition to the existing zoo. Deliverables included the coordination between the owner, project designer, architect and engineer during preconstruction, ending at the grand opening ceremonies.
Vantage Point Residential Tower, CA
Responsible as Chief Estimator for $160 million pre-schematic budget estimate for a 42 story, 6 level subterranean parking, condominium, and retail development. Deliverables included the coordination between the owner, architect, engineer and consultants to match the project scope to the estimate. The estimating process included the coordination of (35) Swinerton subcontractors to provide “preliminary” cost quotes.
Magic World, Dubai, United Arab Emirates
Responsible as Chief Estimator for preconstruction budget estimating for a $400 million theme park/retail development. Deliverables through 60% design phase included the coordination of scope between the owner, architect, engineer & specialty consultants. Included in the master plan for this project, was an adjacent mixed-use development titled “Magic World City”, adding $200 million in mixed-use amenities to the project scope.
DFS Stores, Hollywood & Highland, CA
Responsible as Project Manager for preconstruction and construction services for $1.2 million, 14,000 sf TI. Deliverables included the coordination between the owner, architect, engineer and specialty contractor for the development of the project budget, oversight of the manufacturing and production/installation of all TI components.
Virginia Renaissance Faire, Stafford County, VA
Responsible as V. P. of Development and Project Manager for all pre construction services. Deliverables included the site purchase, located through a four (4) state site search coordinated with county economic development agencies and local real estate representatives. Duties included the negotiation and purchase of 250 acres of rural forested farmland, management of the county permit process for occupancy, development of the site master plan, design & construction management, solicitation & award of cash and county services to the site exceeding $450,000, conceptualization and implementation of “Renaissance” branded products and “sky boxes” for the jousting arena. The $4.5 million themed retail/entertainment complex opened to a record-breaking seven- (7) weekend audience of over 65,000 guests.
